The Development & Planning Approval System
Information on development requirements.
Virtually all development requires consent and intending builders should contact Council planning staff to ensure that they are operating within the legislative requirements. Approvals ensure sound development is achieved without adverse impacts on the environment and the community. You must obtain development consent from Council for any development proposed to be carried out. Development means:
- the use of land or a building
- the erection of a building
- the subdivision of land
- the carrying out of a work
- the demolition of a building
Cabonne Council assesses applications for development consent on merit, against criteria set out in the Environmental Planning and Assessment Act 1979 and Council's plans and policies. Staff in our Environmental Services Department will provide assistance to anyone contemplating carrying out development. Some developments will be placed on exhbition for public comment before a decision is made.
What is required with a Development Application?
Firstly you should visit or contact Council's Environmental Services Department and check with the staff:
- Whether a Development Application is required;
- Whether the proposal is permissible;
- How Council's codes and policies may affect the proposal;
- Obtain copies of the information necessary to submit a Development Application. This includes the Development Application/Land Use Application Form, you can download this form below.
Lodging a Development Application
Council's Development Application form contains a detailed checklist regarding what is required to be submitted. The checklist is intended to ensure that Council has sufficient information to determine the likely impacts of a proposal, including compliance with codes and policies.
Such informaiton may include, but is not limited to:
- A completed Development Application form;
- Signed Principal Certifying Authority Form PCA Copy and Council Copy, please download below
- Four (4) copies of plans showing:
- - site plan
- - elevations
- - structural/engineers plans
- - floor plan
- - soil assessment
- - septic tank or sewer application
- Application Fees (based on the total estimated cost of the development);
- Written authority of all owners of the land which the application relates.
